Timeshare Maintenance Fees
Timeshare ownership requires that yearly maintenance fees be paid by the owners to assure that the resort is kept up to date and well maintained. These fees cover the cost of running the resort, landscaping, physical property maintenance, insurance, utilities, and replacement of fixtures, furniture and appliances. Maintenance fees also cover the costs of special events and entertainment offered by the resort, as well as offsetting the cost of reduced airfare, car rentals and event tickets. How much you will be held responsible for when calculating yearly maintenance fees depends on what type of time share you own.
For deeded timeshare owners, maintenance fees are based on the following criteria:
- Size of the unit
- Location
- Length of the interval
For example, a deeded week owner that has a week every year will pay more in maintenance fees than a deeded week owner that only has stays on a biannual, or every two year, cycle. The location and size refer to an owner’s home resort; i.e. a 2 bedroom owner with a timeshare in Hawaii will pay more in maintenance fees than a 1 bedroom owner in Montana. The larger and more desirable a particular resort property is, the higher the premium that is paid by the owner.
For points timeshare owners, maintenance fees are based on the following criteria:
- Amount of points owned
- Right to use of the points
Points members pay fees for maintaining their property in direct relation to the number of points they own, and the more points you own, the more you will pay in fees. Points timeshare owners will be billed for maintainance fees depending on the way in which their points renew; i.e. if your points renew every year you must pay maintenance every year, whereas, if your points refresh every two years, you only pay maintenance fees every other year.

The Flagship Resort - 1 Bedroom, Atlantic City, New Jersey - 1 week every other year - biannual maint fee of $535/$23 per month
Coconut Malorie - Studio, Ocean City, Maryland - 1 week each year (floating) - yearly maint fee of $375/$31 per month
Lake Tahoe Edgelake Beach Club - 2 Bedroom, Tahoe Vista, CA - 1 week every other year - biannual maint fee of $450/$38 per month

Worldmark by Wyndham - 6,000 points awarded yearly - yearly maint fee of $420/$35 per month
World Mark by Wyndham - 15,000 points awarded yearly - yearly maint fee of $724/$61 per month
Wyndham Florida - 128,000 points awarded yearly - yearly maint fee of $636/$53 per month
