On a recent Saturday night, my wife and I visited Town Center in West Des Moines, Iowa and browsed through several of the stores.

Since it had been years since I had visited a teen store, I walked into the store and was completely surprised, appalled, and disgusted with the merchandise available. I knew they carried adult items and novelty gifts, but I had no idea the selection was so varied, so explicit, so offensive, and so readily available to anyone who entered the store.

Both my wife and I are in our 40's, don't consider ourselves "prudes" or overly conservative, and believe we have a strong sense of what is appropriate for our two teenage children.

Neither one of us could believe what was on display and available to any age shopper merely feet from the door at this one. I was sickened thinking our children, as well as every child who visits Town Center, have access to the store and the items on display.

We truly believe this type of merchandise should be limited to adult oriented stores that have strict age requirements and are closely monitored and regulated.

If you must, visit the store yourself and observe the items for sale.Please consider taking measures to help eliminate the adult items, products which promote drug usage, and the other offensive merchandise from this business.

They may be offering these items for sale and staying within the lette of the law, but responsible citizens need to take a stand, change the laws, and reduce or completely eliminate the availability of these items at public and family places such as Town Center.

Hi I bought a timeshare in Jan and have been looking into what i was told compared to the contract

I was told i would get 166,000 points bi anually ( bi annual contract ) that i could roll over each year to get more and have a big family holiday. This was a question I specifically asked and was told yes.

On reading the contract i have since seen that i can only roll them over once and lose them if they are not used within the 2 year priod and only a total of 100,000. This means i will never get to roll any points over and never get enough points to have the big family holiday that i wanted.

I also have a case for them breaking Data protection as i recieved an email with over 600 names on the 'to' bar representing all the owners of timeshares in this resort. This includes someone that i talk to elsewhere who has also been told the same as I.

Could you please advise me on what to do now as I have paid over 2 thousand pounds so far and would like to get my monies back before i have to pay maintenance fees.

Hello Everyone,

I?m a new member of this site and I?m specifically searching for Tahiti Village Timeshare owners. My friend and I were duped into purchasing timeshare April 2009. All the blogs I?ve read are the same because we were all systematically railroaded. So, sharing your story will always be the exact same experience that we?ve all had. 

I seek to take things to another level with Consolidated Resorts and hope to pull folks together and take action. I?ve been searching websites to find someone interested in a class action lawsuit and finally came across one posted by Ronald Gelbart, July 2009. As the saying goes ?Stronger In Numbers?.

I?ve never sued before. I?m hoping if there are enough responses, someone in the group can get us headed in the right direction. 

Talk is cheap! Let?s get off our behinds and do something about it. If something becomes of this and if we get organized, I am here to do my part. Oh, and by the way, I am a US citizen.

I  did try to ask if they will give my money back of course not!!!!! Instead i have 2 choices first is walk away forget the money back but they will not sue me second is  if i insist they will sue me and ask for the money that i have to pay the full amount that i signed. I read in one article in TIMESHAREREVEALED.COM that there is CONSUMERS PROTECTION ACT BILL 13.01 BUYERS RIGHT TO CANCE TIMESHARE CONTRACT. Please give me advise about this its giving me headache.

Your ability to obtain a Deed in Lieu of Foreclosure and termination of your timeshare ownership usually depends on whether or not you have paid the principal amount on your timeshare, and whether or not that particular resort is accepting deedbacks.  If you have paid the original balance and only pay your annual maintenance fees, a Deed in Lieu is much easier to obtain that if you still owe on the timeshare itself.  Be aware - in accordance with the changing economic times, many resorts are refusing to accept deed backs under any circumstances.

Timeshare is Paid Off
1) Pursue the deed directly - Contact your home resort and inform them of your inability/unwillingness to continue paying the maintenance fees associated with your timeshare property.  Ask directly for a deed back/Deed in Lieu of Foreclosure; you may be charged a recording fee for this transaction of anywhere from $50-$500.
2) Pursue the deed indirectly - Simply stop paying your maintenance fees. Eventually your home owners association will turn your account over to a collection agency that will begin to use the traditional routes of communication including letters, email and phone calls in an attempt to collect the money owed.  Make it clear to the collection agency that you have no intentions of bringing the account current and would like to discuss options for terminating your ownership.  If you are an owner at property where deed backs are still accepted, the resort will accept a deed-in-lieu of foreclosure to sever all your ties with the timeshare property.

Still Owe Money on Timeshare Balance -
Your lender's willingness to allow you to sign the deed instead of foreclosing depends on a variety of factors including the amount owed, frequency of delinquent payments, your personal situation and resort desirability.

There are two things I have found work really well for saving money on vacations, especially timeshares. 

The first is using your amenities.  Most timeshares come fully equipped with a kitchen, laundry, and on-site activities - use them!!  There is no need to eat every meal out when you are able to make meals in your vacation suite.  A family of 4 can save at least $200 a week just by making their own breakfast.  Look for ways to get the most out of your resort and make it work for you, and get creative.  Have a theme day or spend a rainy day in your villa playing board games, your vacation is as good as you make it.

Second, talk to the locals, read the local newspaper, and use the internet.  Many timeshare resorts are often nestled in areas outside major cities or attraction areas, so make use of your resources and embrace your location.  These people will know where the best deals in the area are, and it will give you a good chance to explore places that are considered ?off the beaten path?. Some of the best adventures can be had for free, and the only way to find these kinds of places is to ask around.
