Grandview Timeshare Presentation Survival Guide

A visitor shares their experience attending the Grandview at Las Vegas timeshare presentation, and has the following tips and tricks to offer those attending for the free gifts:

Grandview Las Vegas Timeshare PresentationStory is the same as everyone else. Huge scripted scam. Worthless property, over priced vacation packages and the list of lies is extremely amazing. You are told to look over at the new construction going on. And told how Grandview is the hottest timeshare place available. How the prices keep increases each year and if you dont buy now you wont reap the benefits of the hot market. After research the prices go form $50,000 all the way down to $5000 if you keep saying NO. You also will receive a free cruise for 2 but this is also another scam. The cruise is worthless also.

They confuse you and try and get you brainwashed during the whole presentation. I would not be surprised if there are some subliminal tactics or hypnosis being used. I think the power of suggestion and the constant lies help trick the weak minded into making a bad decision. Thank God above my wife and I are extremely intelligent and could see it was a scam within a few minutes of the presentation.

It was easy for us to say NO. And I offered the sales man a chance to wrap things up because he was past his 3 hour limit and I had nothing more to say and did not want to hear his bullshit anymore. He than told me I would be stuck at the Grandview for another 2 hours but if I wanted to leave sign up for the lowest package and he could get me a limo back to the hotel within 20 minutes.

I explained to him that I would call a cab and pay the $50-$100 cab fare before I waited 2 hours more and that he could kiss my A.$.$. if he thought I was going fall for that. I actually went downstairs right up to a shuttle driver and told him if he did not take me back to the strip within 20 minutes I would be forced to call the police for being held against my will. Needless to say the engine started and my wife and I had the biggest limo in town. A shuttle bus to ourselves. These guys are idiots at the Grandview. But the worst part they trick and scam people. No offense it must suck to get scammed by complete idiot criminals but don’t feel bad, hundreds of people do! That how they stay in business.

I hear people say “well if timeshares were really a scam than why do they still have them?”

Las Vegas Timeshare ScamHelloooooo… They still have them because money is being generated by scamming everyone. The scam isn’t the package its how your able to use it. The scam isn’t the cheap hotel they sell you a week stay for a year that equals to be $20,000 up to more than $70,000 within 20 years. For something that will only decrease in value. The scam is how they trick and force you into signing up. I did the math and after you pay your timeshare off (lets hope you only paid $5000) you are still looking at spending at the least $1500 per year for 2 people airfair/rental car/Grandview week or whatever points the jotted down on the mumbo jumbo contracts.

2 people can fly and stay a week at The Luxor for less than $1200, and then you would only have your regular expenses such as cab fare and food. You could upgrade to a expensive hotel and stay at the Venetian or something similar and spend less than $2000 for a week at the hotel and airfare for 2.

*** because you dont own anything with the timeshare you are not going to get anything out of paying for it. No one will buy it from you, and you are not likely to be able to rent it out. So why a timeshare if you can vacation cheaper going through travel package sites.

IF THERE IS ANYONE WHO CAN MAKE A TIMESHARE “INVESTMENT” MAKE SENSE I WOULD LIKE TO SEE WHAT YOU HAVE TO SAY!

THOSE WHO SAY THEY LOVE THEIR TIMESHARES ARE EITHER THE ONES WHO WERE SMART ENOUGH TO NOT OVER PAY, OR THEY ARE JUST SALES PEOPLE. EITHER WAY THERE ARE NOT ENOUGH SALES PEOPLE WHO CARE TO GET ON THE INTERNET TO DEFEND THEMSELVES WHEN THEY HAVE A BUNCH OF SITTING DUCKS IN THE LOBBY UNKNOWINGLY BEING HELD RANSOM FOR THE NEXT 5 HOURS TO FORCE INTO A CONTRACT.

THEY ARE NOT AFRAID TO USE ANY TACTIC AVAILABLE. THEY ARE GREAT AT PROFILING AND PROBABLY TAKE COURSES TO PROFILE, AND SUGGEST THINGS THAT DONT ADD UP BUT FOR SOME REASON THEY CAN MAKE IT ADD UP when you want to get the heck out of the GRANDVIEW ASAP. AND GUESS WHAT? NONE OF THE SALEs PITCH IS ON PRINTED PAPER. JUST A BLANK PAPER , A DEVIL WITH A PEN AND BUNCH OF NUMBERS BEING SHOT OUT OF THE BLUE. I DONT EVEN THINk THE SALEs MEN KNOW WHAT THEY ARE SELLING You. AS LONG AS YOU COME OUT THE DEPOSIT AND GET STRUNG ALONG PAST THE 5 DAY RESCIND PERIOD THEY CAN TAKE YOU TO THE BANK.

A SALESMAN WOULD ONLY HAVE TO CONN 1 SALE A DAY AND HE CAN GO HOME TO HIS BEAUTIFUL HOUSE AND MAKE A MILLION DOLLARS WITHIN 10 YEARS WHILE YOU ARE LOOSING SLEEP, MONEY AND TIME TRYING TO FIGURE OUT WHAT THE HELL YOUR REALLY PAYING FOR.

And guess what, you probably will be having the worst vacations of your life. The grandview is in the middle of no where. It was made for locals in the area. When you look at the parking lot 90% of the license plates say CALIFORNIA 9% say NEVADA 1% were probably rental cars. SO where are the time share owners?

SCAM! SCAM ! SCAM! Also why dont we think about googling the situation before we sign up. What cell phone doesn’t have internet now days? Seriously, how are we so dumbed down to actually just walk into the tour like a Zombie with a bank account. Best way to walk away is saying its past the 3 hour time limit. Give me my gifts , get me on the shuttle, or I will be calling the police for being held against my will. And then just get on the phone and call information (or pretend to call) and ask them to get you the Las Vegas police department number. Then you win!

I plan on taking time share tours more often. I would never say yes even if they were giving them out for free. I can easily say no and I will literally go insane if they dont understand what NO means. Law is 3 hours max. Anything after that you can start tripping out. And I suggest you start tripping out in front of other potential buyers. Just softly tell the sales people, “I am about to F-N lose it in few minutes and start causing a scene. Get me my gifts and get me out of here now or its about to go down!”

I hope my advice will help us all! I also hope it helps those who go with the intention on just getting free gifts know what they need to do to get out of their with the gifts and not a timeshare.

Ditto for me, they tried luring me in,I am a single guy, of course my timeshare spinner was a lovely latina who was very interested in me, I had her in tears after almost 4 hours and price drop of $36,000, she ended up taking me to a somewhat seculded table where much to my surprise she got under the table and blew me, I still did not buy, oh well!!

  2. I just got back from the presentation this weekend. I was first annoyed that the check-in desk was hard to find in the Excalibur Hotel. When I was given the list of shows I could choose from, there were no Cirque shows as I was shown when I paid my $149 a few months before. A lady on the tour shuttle next to me said finally after arguing with a hotel managers she got hers at cost. I was told that the presentation would last 2-3 hours when in fact it last 6 hours!!! I was exhausted. I felt as though this was done intentionally to wear me down. After 3-4 hours I was finally given the bottom line on costs. First of all, I was given an offer for $5000 down and monthly payments for 7 years that would all add up to $44,000, far more than the selling price of $26,000. The more I refused, the better the offers got. Despite being told they would not pressure me, I felt as though I was going through a police interrogation. I told them I didn’t have that kind of money at the moment and they asked me why I didn’t just use my credit card. Wow, how smart, why didn’t I think of that?! I finally thought I was going to get my gifts and leave when I was just handed over to another person me pressured again. For a moment I thought I was getting a great deal so I agreed. They took my credit card and charged the $200 for the first part of the down payment. When I had a moment I read their reviews and saw what a ripoff they were. Then I read the contract and saw that when I spend my week, the check-in day is limited. I got upset and said I did not want that dictated to me and I wanted my money back. Their mood changed drastically! The one who acted as if she was the deal maker stormed off along with the one who offered me the deal. The representative who had me sign paper looked as if she was going to cry. I finally got my gifts and my apparent $200 refund which has not hit my bank. Until it does, I will find sites like this to complain about their lies (there were many; they contradict each other). I was told that they would have a limo pick me up but since I backed out, I had to hop the bus with everyone else. Just as well, I got out without getting ripped off. If after reading this you still want to consider buying from them, DO NOT HAND OVER YOUR CREDIT CARD UNTIL YOU READ EVERYTHING!!!These people have no ethics, they just want your hard-earned money.

  3. My then fiancé and I were in Vegas with his daughter who had just recently turned 21. She wanted to see the Cris Angel show, but the tickets were so expensive. Just like everyone else, we were at Luxor, approached by a rep asking if we wanted free tickets, blah, blah, blah. Unfortunately, we fell for it. Taken by shuttle to the Grandview, and 5-1/2 hours later, we’re the proud (?) owners of a worthless timeshare. My fiancé was stoked! He LOVED Las Vegas; we traveled there every year! We were offered $189.00 per week for 3 weeks, and we could get up to 3 rooms. Because his divorce was not actually “final”, we put it in my name. He said not to worry because he’d pay for it, and he did until 5 weeks before our Vegas wedding. He had a massive heart attack and passed away. I was past devastated, after having been with him for 21 years, but immediately had to figure out what to do with this albatross!’ Needless to say, I still have it, no I can’t sell it, I can’t rent it, I can’t afford to use it (there’s a fee to use your points), I’m on a fixed income (retired), and am going to have to go back to work to pay for this worthless piece of crap!!! So wish I had just told him NO!’ Or had said just put it in your name! They’d never have known! This all happened in 2012-2013. My advice to all JUST SAY NO NO NO!!!!’

    1. I would be interested in renting your unit. I personally like the location of the Grandview. I use to live in Vegas and have a friend who lives near this resort. I plan on visiting Vegas in Oct when the weather is not as hot – please email me as I will be traveling with a friend and will need a two bedroom. I would like the privacy and having access to my own kitchen when in town so staying at a timeshare resort wold be ideal for us.

  4. Just attended a Grandview presentation in Las Vegas. As an engineer and real estate investor I could easily see the problem for the buyer. First they make (yes they do) many claims that your timeshare will only go up in value and say that you build equity over time. In fact it is hard to sell timeshares and even Grandview offered to sell forclosures at a fraction of the retail price. Next they push financing very hard, at 17.9 percent and claim a new owner could just go to a bank and get a loan at a much lower rate. In fact timeshare financing is very hard to obtain so many are stuck with credit card rates for a mortgage.

    Most importantly how do you think they pay for a sales staff, shuttle buses all over the strip, show tickets, gifts, etc??? By selling one unit 52 times they get many times more money than the unit is worth. And then the owner is still stuck with maintenance and fees for many years to come.

  5. Ditto to the first comment – this is nothing but a scam. They lure you in promising great tickets to shows at very cheap prices and tell you that you will be getting great seats, in reality, the seats were the last row – you could hardly see anything. They also promised the sales pitch would only take 1-2 hours – it took 5 hours and we were the lucky ones, as we drove to the place in our rental car, instead of having to wait for a shuttle. During our sales pitch, they dropped the price nearly $43,000 to get us to buy, we still said no. The closer was a very angry, hostile working who would spit when he talked. YOU ARE A FOOL TO BELIEVE ANYHING THEY HAVE TO SAY.

    1. Me an girl friend got lured into this this grand view hotel tour crap. It’ all starts from a different location. We were looking for something to eat an a guy asked us were we where from, are we married, live together, income, first time here etc etc. ok so you get some free tickets but they don’t really say your on your way to an aggressive pitch of a timeshare!!!!!!!!!!!

      You get the limo bus, free drink of soda all to make you feel important. As someone said why would they have these limo buses from all these random hotels taking you out to basically a rat hole.

      Told we get breakfast an lunch when we were out there lol reality was we had a dry biscuit an black coffee with no milk available lol oh an lunch didn’t happen either not that we wanted after being sickened by these rats in the first 10mins “it gets funnier”

      From the start it’s all sneaky talk about what you do, what you earn, how much roughly, your age an then after about 20mins it turns into a pitch of a timeshare ????. Not to mention how aggressive they get when you say no. No matter how many times we said no they just ramble ramble ramble on an on an on! One sales guy showed us pictures of himself (if it even was him) of photos of him on holiday. Every photo had the perfect angle, view , sunset. Again all set up to lure you in. they say you ll have the time of your life. In reality it’s a shitty room somewhere in the middle of nowhere were all you ll
      Be able to do if your stupid enough to buy one of these is stare at wasteland around you ????

      So the “sales person” is showing us catalogues dated from 2007-2008 of all the lovely hotels (all complete bullshit) thinking we wouldn’t notice lol all a complete scam not to mention when the sales person noticed my girlfriend had a designer piece of clothing he commented he was wearing a suit from the same brand. He must have forgot quickly about that as he took his jacket off 10 minutes later and of course the suit wasn’t of the same brand. These guys talk so much bullshit they don’t even know what there saying. It’s a comic show.

      Another sales mans approaches an talks about that he was just back from a holiday, an I asked where did you stay? “Guess what”…. He couldn’t remember………… “Yeah right” it’s all lies lies lies. I hope this comment helps people not fall for these peoples crap. They even had a board up showing all the people who had signed up that day…… Again all just an illusion to brainwash you into thinking that your buying into something good which in reality will leave you broke an probably depressed for falling for these low life scum of the earth pesticides that call themselves salesmen.

      Couldn’t get away from the place quick enough. But on a positive note a great learning experience an will certainly help me in the future with horse manure setups like these

  6. We went to the Grandview presentation and all of the “free” items we were promised turned out to be lies. We were told we would get free slot play and we got to play only on specific machines and the only way you could win was to hit the jackpot you could never cash out. We were promised dinner at a wonderful restaurant at the Venitian and were told we could order anything off the menu. Not true again. DO NOT FALL FOR THEIR GIFTS THEY ARE ALL SCAMS!!

The Grand View in Las Vegas is awesome, we just returned from our 2nd stay there, the most recent was a family reunion with our adult kids, we had a 2 bedroom lockoff 2 kitchens 2 bath, this stay was Sun – Thursday using RCI points from our home resort Meadow Lake Resort in Montana. A comment was made in the above post that the Grand View was in the middle of nowhere!! Excuse me? Thats the beauty of it, however right across the parking lot is a wonderful Casino, The South Point, everything you could ask for there, and 5 minutes from your condo. A grocery shuttle is available as well as an hourly shuttle to the strip and 1 to freemont. The resort is clean and the pools are awesome, the staff was awesome and everyone was having a blast. If the gentleman writing the comments above hates tours soooo much, what in the heck is he signing up for,he’s the idiot not Grand View… We love our time share and could not afford such wonderful vacations without it. One heads up thou in shopping for timeshare make SURE you buy a time share thats deeded and it’s in a points program. Allows tremendous flexability, and the only way to go… We love Grand View!!!!

  9. Just don’t go! Why do people want to waste their time and day on free stuff that hardly works anyway. I understand being revengeful against a decieptful industry, but greed is a sin too. If no one showed up for free gifts then no one would be able to lie, because that company would not be in business, these timeshares only stay in business because greedy, gift chasing mooches keep coming. Think about it. If you want the industry to shut down, quit going for your free trinket!! Works both ways. Quit going and they will quit operating. A sales person can’t sell anything to anyone if there is no one to sell too.

  10. I LOVED all the comments here and wish more people had to read this site’s comments before entering any sales presentation. My husband and I started in the 80’s in Daytona Beach all for free luggage. We ended up buying pre-construction and got the maintenence bill two weeks later (new year) and it had doubled already. We knew right then we had been had, so we signed a Deed in Lieu and just cut our losses.

    Weird thing is when we started traveling internationally we wanted payback, so we started attending these regularly. In Aruba I saw a woman with a clipboard and knew…so I asked how many there were and what they paid. We did 2 a day (for breakfast and lunch) and goodies that included money, jewels, gold, gambling money, free Jeeps, etc. In Acapulco we found out that the prizes can be bartered so we said only cash would be acceptable. That started our basically free vacations. We regularly go to the yucatan and have a friend (now) fix us up with two a day and all the inside info. We get between $150-300 for EACH presentation and get buffet breakfasts and lunches then the oney for our tacos on the street ($10) and it pays for the airline and hotel.

    I have to admit, we have purchased since then and always given it back (they make it sound SO good). We have also been duped with free vacation vouchers that have so many fees associated that it is worthless. BUT all in all, we can see places we would never stay at, learn what others pay to stay in all-inclusives, and have some fun talking to others and warning them or helping them make moeny also. It takes a strong gut and strong will to say NO 7 or 8 times twice a day, but…

    it is also fun to make up personalities to each place we go. In Mexico sometimes I own a restaurant, or teach, or work as a secretary and some times I speak fluent Spanish and sometimes I have a southern accent. My husband also fakes his story (it keeps us on the ball). We can nearly recite the entire presentation no matter where we go. It makes it interesting, but not fun when they recognize me. I just lie my way out of it “I am sorry I have never been here and have never been to one of these things” even though I had been there twice. In Cancun we were rejected because we had gone to the same place twice and they had us on computer… so we just got another one scheduled right away that would give us money and bus fare back to our town. Adventure….

  11. Next time you go on one of these things, read the paper BEFORE you sign. The PRESENTATION is three hours. Travel time does not count as presentation time. They are not REQUIRED to get you back on the shuttle in a specific time frame. Remember, nothing in life is free. They are paying you to be there. If you CHOOSE to go, be polite, be cooperative, and remember, you’re the one who CHOSE to be there because you wanted the ‘free stuff’.

  12. The key is to do your research. If you do your research BEFORE you buy, you will find out that some timeshares are better than others (Some are just terrible). You will also discover that you can always save money(60-90%) by buying on the resale market. There are some very reputable and successful resale companies out there. Never get pushed into buying anything. I will say that the main pressure that these guys try to put on us is either using our greed or fear of loss.
