Timeshare Maintenance Fees

Atlantis Resort, Paradise Island, BahamasTimeshare ownership requires that yearly maintenance fees be paid by the owners to assure that the resort is kept up to date and well maintained. These fees cover the cost of running the resort, landscaping, physical property maintenance, insurance, utilities, and replacement of fixtures, furniture and appliances. Maintenance fees also cover the costs of special events and entertainment offered by the resort, as well as offsetting the cost of reduced airfare, car rentals and event tickets. How much you will be held responsible for when calculating yearly maintenance fees depends on what type of time share you own.

For deeded timeshare owners, maintenance fees are based on the following criteria:

  • Size of the unit
  • Location
  • Length of the interval

How much are timeshare maintenance fees?For example, a deeded week owner that has a week every year will pay more in maintenance fees than a deeded week owner that only has stays on a biannual, or every two year, cycle. The location and size refer to an owner’s home resort; i.e. a 2 bedroom owner with a timeshare in Hawaii will pay more in maintenance fees than a 1 bedroom owner in Montana. The larger and more desirable a particular resort property is, the higher the premium that is paid by the owner.

For points timeshare owners, maintenance fees are based on the following criteria:

  • Amount of points owned
  • Right to use of the points

Points members pay fees for maintaining their property in direct relation to the number of points they own, and the more points you own, the more you will pay in fees. Points timeshare owners will be billed for maintainance fees depending on the way in which their points renew; i.e. if your points renew every year you must pay maintenance every year, whereas, if your points refresh every two years, you only pay maintenance fees every other year.

Some examples of maintenence fees at selected resorts:

WEEKS

Misiones Resort – 1 Bedroom, Cabo San Lucas, Mexico – 1 week each year – yearly maint fee of $400/$34 per month

Shawnee Village – 2 Bedroom, Poconos, Pennsylvania – 1 week each year – yearly maint fee of $460/$39 per month

The Flagship Resort – 1 Bedroom, Atlantic City, New Jersey – 1 week every other year – biannual maint fee of $535/$23 per month

Coconut Malorie – Studio, Ocean City, Maryland – 1 week each year (floating) – yearly maint fee of $375/$31 per month

Lake Tahoe Edgelake Beach Club – 2 Bedroom, Tahoe Vista, CA – 1 week every other year – biannual maint fee of $450/$38 per month

POINTS

Worldmark by Wyndham – 6,000 points awarded yearly – yearly maint fee of $420/$35 per month

World Mark by Wyndham – 15,000 points awarded yearly – yearly maint fee of $724/$61 per month

Wyndham Florida – 128,000 points awarded yearly – yearly maint fee of $636/$53 per month

WorldMark Credits – 33,000 points awarded yearly – yearly maint fee of $1504/$126 per month

  1. we own at sheraton pga resort in florida. we too cannot pay our fees any longer because they keep going up. we were told by the resort that one reason for the increase is because too many people are not paying fees, therefore the rest of us must take up the slack. this is illegal. we are canadians, and wonder if anyone has any experience with canadians being taken to court for non payment of these fees.

  2. We have paid the full mortgage on the 2 time share in Williamsburg Va. and have been
    faithfully paying the maintenance fees for the 8 years we have owned them. Now that
    we are retired, and the fees keep going up, we are having trouble paying them. What
    will happen if we can;t pay the fees?

    Does anyone know? Have any advice? Thank you.

    1. My recommendation is that you should first find out whether you can sell your timeshare on the resale market. Many timeshares are not worth much, but others are, and although there aren’t many, there are a few that can bring a good price on the resale market. So I would check into that first.

  3. I own a week at magens bay Resort and for the last two years our maint. fee has sky rocketed. Is it fair to extort money form owners befcasue other shave not been paying.(They state that so many owners are not paying that they had to increase those that are.Is not this extortion??

    1. I also own a week there at Magens, Every year I have looked over the finance sheet they send us and feel like they are over stating the expenses. I am currently looking at selling this timeshare. From looking at rentals I could get would be what I pay in maintenance fees and not be tied to a resort. Much less the assessment fee we are going to be hit with this year which I feel is BS!!
